Drainage and Moisture beneath the Roof
Blocked drains, low spots and displaced insulation change where water collects. Primary drains and overflow paths both matter. A repair at the visible leak leaves a drainage problem unresolved if water continues to accumulate at the same weak detail.
Wet insulation needs to be located and addressed in the scope. Covering over it does not restore its intended performance. A broader area of moisture or failing attachment can move the project beyond a local patch.
Keeping the Building in Use
Roof access, tenant entrances, deliveries and rooftop equipment work affect staging. Sensitive space below a leak needs particular attention when planning temporary protection and permanent work. Call and describe any effect on operations so the inspection starts with the building’s needs.
When Flat Roof Replacement Is the Better Question
Repeated defects across the field, deteriorated insulation or a drainage layout needing reconstruction can favor replacement. A coating is considered only when the existing assembly is suitable, dry and prepared. The free roof inspection helps establish which path is physically workable.
